- Provides Agency or Fiduciary Representation of Buyer or Seller in sales transactions of residential real property.
- Provides advice and counsel to clients on matters incidental or affecting the sale, lease or acquisition of residential real property including, but not limited to: residential construction; building, additions, accessory structures, set- backs, well and septic, utilities, permits or variances involving local zoning laws or ordinances, building and safety codes; home inspections, environmental or healthy indoor air quality issues, “Green” building principles and practices; homeowners’ or condominium unit owners’ association (HOA, UOA, or POA) and Community Association Management (CAM) issues; taxes, personal finance objectives or goals; forms and consequences of different forms of real estate ownership, and estate planning matters.
- Gives advice and counsel on Landlord-Tenant matters for lessors, lessees, property managers & investors; represents lessor or lessee in lease transactions as agent or fiduciary.
- Residential Housing Analyst providing advice and counsel to Buyer or Seller client on the state or condition of the local real estate market. Provides overview, trends and sales forecasting statistical analyses from local real estate boards, local or regional Economic and Development Authorities (EDA’s), and reports and studies from the George Mason University Center for Regional Analysis (Dr. Stephen Fuller).
- First Time Home Buyer (FTHB) education and real estate financing advice and guidance.
- Assists with the real estate mortgage loan process from application through escrow closing or settlement.
- Negotiates for the sales or lease price of a property by rendering a Broker Price Opinion (BPO), conducting a Comparative Market Analysis (CMA) of sales comparables or “comps” of like kind or similar properties within a geographic region, subdivision or residential housing project area. Participates in the real estate appraisal process by establishing or adjusting the list price and final sales price of homes for sale with the Seller, and in communicating or conferring with independent licensed real estate appraisers.
- Assists clients in relocation and settlement to Greater Washington, D.C. Capital and Greater Northern Virginia areas.
